House washing · soft washing

Your stucco needs a wash — not a power tool

Soft washing cleans your home's walls, soffits, and screens with low pressure and the right cleaning solutions — removing the dark streaks, dirt film, and organic growth that Southwest Florida humidity feeds, without the scarring high pressure leaves behind.

What's included

What soft washing covers

  • Stucco walls and textured finishes
  • Siding of all types
  • Soffits and fascia
  • Screened lanais and pool cages (screens and frames)
  • Exterior entryways and garage door faces
  • Gutter exteriors — the dark "tiger striping" wiped away
  • Organic growth treated at the source, not just surface-stripped
  • Landscaping wetted, covered where needed, and rinsed after

Why it matters here

Why low pressure wins on walls

The green and black film on Florida walls is mostly organic growth — and it grows back fast when you only blast the surface off with pressure. Worse, high pressure on stucco leaves permanent wand marks, drives water behind cracks, and can strip paint.

Soft washing works the opposite way: gentle pressure — about what a garden hose delivers — carries cleaning solutions that treat growth where it lives. The grime rinses away, the surface stays intact, and the results last far longer than a pressure-blast.

It's also the only safe approach for lanai and pool-cage screens, which tear under pressure but come beautifully clean with the soft-wash method. If you're comparing companies, ask how they'd clean your walls — the answer tells you a lot. Here's the full comparison.

Our process

A careful wash, start to finish

  1. Surface check

We inspect stucco condition, note cracks or fragile paint, and plan around them.

  2. Protect & pre-wet

Plants, outlets, fixtures, and door seals protected; landscaping thoroughly pre-wetted.

  3. Soft wash & dwell

Solutions applied at low pressure and given time to work — that dwell time is where the clean comes from.

  4. Rinse & walkthrough

Everything rinsed from walls to walkways, plants rinsed again, results reviewed with you.

Property protection

How we protect your home while we work

Landscaping protected

Plants and beds near work areas are pre-wetted and rinsed after, so cleaning solutions never sit on your landscaping.

The right pressure, always

Concrete gets controlled pressure; stucco, screens, and soft surfaces get low-pressure methods. Nothing gets blasted "to save time."

Fixtures & openings sealed

Outlets, fixtures, and door seals are covered or carefully avoided. Windows and doors are checked before water flows.

Walkthrough before we leave

We inspect the finished work with you — or send photos if you're away — before the job is called done.

Good to know

Soft washing questions

Is soft washing safe for my plants?

Yes, with proper technique — which is exactly why plants get pre-wetted before we start, sensitive beds get covered where needed, and everything gets rinsed after. Protecting landscaping is a standard step, not an upcharge.

How long do soft washing results last?

Typically noticeably longer than pressure-blasting alone, because treatment addresses growth rather than shaving its surface. Most Southwest Florida homes look great for a year or more; shaded, humid exposures may want attention sooner.

Can you clean my lanai screens?

Yes — lanais and pool cages are one of our most-requested soft wash services. Screens come clean and stay intact, and the deck below can be cleaned in the same visit.

Do you clean roofs?

Not currently — we'd rather tell you that plainly than experiment on your roof. Our soft washing covers walls, soffits, fascia, screens, and the surfaces listed above.
